In recent years, we’ve focused on custom single family homes, working closely with clients to bring their dream homes to life. Now led by Ralph’s son, Ryan, Seawind continues to uphold the values of quality, integrity, and personal service that have defined us from the start.

A builder designed home is a move-in-ready or near-complete home designed for a streamlined, hassle-free buying process. While the floor plan and structure are pre-determined, buyers can personalize certain finishes. A custom-built home is designed entirely to your builder designedifications, offering complete control over layout, materials, and features.

A custom home can take 12–24 months to complete, whereas our builder designed homes are move-in ready or near completion.

Builder designed homes qualify for standard mortgages, while custom homes may require construction loans that convert to a mortgage upon completion.

All homes include a 2-5-10 warranty:

  • 2 years on labour and materials
  • 5 years on the building envelope, including water penetration
  • 10 years on the structure of the home

Yes, buyers can customize finishing options such as flooring, lighting, and other details, depending on the stage of construction.

You can customize everything from layout and finishes to features and smart home integrations.

These homes are part of a strata but have no common property. Each homeowner is responsible for their own lot within the Limited Common Property (LCP) boundary, as shown on the subdivision plan.

No, there are no monthly strata fees since there is no common property to maintain.

The strata exists for legal and administrative purposes only. Since there’s no common property, there are no monthly strata fees or shared maintenance obligations—homeowners have full control over their own lots.
